      Silane Penetrating Sealer


Product #40 Silane Penetrating Sealer is a clear, one (1) component sealer that provides excellent protection to concrete against attack from wet/dry, freeze/thaw cycles, and de-icing chemicals. PRODUCT #40 provides a hydrophobic "water-shedding" effect to masonry surfaces. PRODUCT #40 is a penetrating sealer that is repellent to liquid water but permeable to water vapor: a "breathable" sealer.


  • Protects concrete, masonry, and wood from the damaging effects of water by freeze-thaw cycles and chloride intrusion (de-icing chemicals).
  • Produces the deepest possible penetration in masonry due to its extremely low viscosity. Once cured, the water-thin penetrating sealer produces a hydrophobic effect and will protect concrete rebar from corrosion.
  • PRODUCT #40 has extremely high alkali-resistance and condenses to a tack-free polymer with no residue left on the surface. Coating does not wear off.
  • PRODUCT #40 does not change the "skid-resistant" characteristics of vehicular or pedestrian traffic.
  • Invisible upon cure, properly treated masonry will not have a surface sheen.
  • Low viscosity allows PRODUCT #40 to be sprayed with simple garden type sprayers.
  • Is resistant to ultra-violet light degradation.
  • PRODUCT #40 facilitates removal of dirt and 50% reduction in ice bonding to concrete.

WHERE TO USE: PRODUCT #40 is used to protect bridge decks, roadways, parking garages, parapet walls, brick work (clay and lime sand), timber wood and mortar.

PHYSICAL PROPERTIES: PRODUCT #40, tested in accordance with NCHRP Report # 244, produces the following results:



Reduction of water absorption into concrete

Exceeds 92% reduction

Reduction of chloride content in concrete


Moisture vapor transmission


UV 90 day exposure (ASTM C 1378)

SURFACE PREPARATION: Surfaces must be clean, sound and dry. If some moisture is present in the concrete or masonry,  it will not affect the performance of PRODUCT #40.  However, the drier the surface, the deeper the penetration.

APPLICATION: PRODUCT #40 may be applied by spray (using hand-pumped pressure sprayer), brush, roller or dipping of masonry units. For best results, use hand-pressure spray equipment. For best results on most concrete or masonry surfaces, two (2) applications are recommended. Dense new concrete surfaces may only require one (1) application.

COVERAGE: Approximately 150 to 250 square feet/gallon, depending upon concrete or masonry porosity. If two (2) applications are required, second (2nd) coat may be applied immediately after first (1st) is fully absorbed.

PACKAGING: One (1) gallon, five (5) gallon and fifty-five (55) gallon drums.

LIMITATIONS: Do not apply on or through standing water. Material is not intended to seal moving cracks from moisture intrusion. PRODUCT #40 is not to be used to prevent leaks from hydrostatic pressure. Do not apply at surface temperatures below 45? F, or when surface temperature is expected to fall below 45? F within four (4) hours after application. If material is to be stored after initial opening of container, be certain container is closed airtight.

CAUTION: COMBUSTIBLE! Contains hydrocarbon solvent. Avoid inhalation of vapor. In case of contact, immediately flush eyes or skin with plenty of water for at least fifteen (15) minutes. Call a physician in case of severe skin or eye irritation. Wash clothing before re-use. Discard contaminated shoes. Wear protective clothing, goggles, and/or barrier creams.
